How to Maintain UAE Golden Visa

The UAE Golden Visa, which is issued for 10 years, can be maintained for the entire 10-year period, provided that certain conditions are met. While obtaining a Golden Visa is straightforward if you meet the eligibility criteria, maintaining it requires ongoing compliance with specific requirements that vary depending on how you qualified.

This guide explains the universal requirements that apply to all Golden Visa holders, the category-specific obligations based on your qualification route, and what happens if circumstances change.

Maintaining Golden Visa

Specifically, to maintain UAE Golden Visa, the holders:

• Must be able to support themselves and their family members, who are sponsored by them, throughout the period of their residency.

• They must, also, maintain valid health insurance, throughout the entire period.

• And, depending on the category of the Golden Visa, they may have to continue to fulfill the conditions, in full or in part, which qualified them for the Golden Residence Permit, at the outset.

In general, the ICA, which is the UAE governing Authority over such matters, may issue decisions, setting out specific conditions, required for Golden Residency holders to continue to maintain their residency.

This is in line with Article 4 of the Annex to the UAE Cabinet Resolution No. 65 of 2022 and the corresponding regulations.

Category-specific maintenance requirements

What you must do to keep your Golden Visa active depends entirely on which category you qualified under. Here's what each major category requires:

Real Estate Investors:

• Maintain property valued at AED 2 million or more (you can combine multiple properties to meet this threshold)

• If you sell your property, you must replace it with qualifying property within approximately 30 days to avoid cancellation

• 2025 update: Mortgaged properties are now eligible, and you can finance up to 50% as long as you maintain at least AED 1 million in equity

• Off-plan properties qualify if 50% is paid and the project is at least 50% complete

For anyone considering this pathway, understanding the full eligibility and property requirements for this investor route from the outset makes renewal significantly smoother.

Public Investment Investors:

• Maintain AED 2 million deployed in UAE investments, funds, or companies

• Provide audit reports or tax authority letters as proof of continued investment at renewal

Entrepreneurs:

• Keep your business operational and in good standing

• Maintain minimum project value of AED 500,000 (lowered from AED 1 million in 2025)

• Provide audited financial statements demonstrating business continuity

Specialized Talents:

• Obtain fresh nominations from the relevant government body at renewal time

• Doctors and healthcare professionals: Ministry of Health nomination

• Scientists and researchers: UAE Council of Scientists nomination

• Inventors: Ministry of Economy approval

• Creatives and artists: Ministry of Culture and Youth endorsement

• Executives: Maintain monthly salary of AED 50,000 or above (some categories)

Outstanding Students:

• Maintain academic standing at a recognized institution

• Continue holding a degree or enrolled status that qualified you initially

The ICA and GDRFA (General Directorate of Residency and Foreigners Affairs) review these requirements at renewal. If you no longer meet your category's conditions, your renewal may be subject to case-by-case review.

What is the UAE Golden Visa validity?

The Golden Visa UAE is issued for 10 years and renewable for the same period of time.

Your Emirates ID is directly linked to your visa validity. If you have a 10-year Golden Visa, you'll receive a 10-year Emirates ID. Both documents are renewed simultaneously, you don't renew them separately.

The visa remains valid even if you're living outside the UAE.

Can I maintain the status of the UAE Golden Visa without visiting the country every month?

No. There is no requirement to visit the UAE every 6 months as compared to other types of residencies.

Unlike standard residence visas, which require you to return to the UAE at least once every 180 days (the "6-month rule"), the Golden Visa exempts you from this requirement. The ICA and GDRFA both confirm that Golden Visa holders can remain abroad for extended periods without losing their residency status.

You're free to travel, live, and work internationally without the pressure of mandatory UAE visits. The only requirement is that your visa remains valid and hasn't expired.

What happens after the Golden Visa expires?

Your Golden Visa does not renew automatically. You must apply for renewal before it expires.

You have a 60-day grace period after expiry to submit your renewal application. During the grace period, you can still renew without penalties. However, if your visa expires while you're outside the UAE, it becomes void and you can't re-enter on that visa.

If you're abroad when your visa expires and you've lost your passport or can't renew in time, the UAE Ministry of Foreign Affairs can issue a Return Permit. The emergency service takes about 30 minutes, is free of charge, and gives you 7 days to return to the UAE and sort out your renewal.

If you don't renew within the grace period and your visa lapses, you lose your residency status. The cancellation affects not just you, but also any family members sponsored under your Golden Visa. Their visas are linked to yours and will be cancelled if your main visa isn't renewed.

UAE Golden Visa renewal process

Start your renewal 1-2 months before your visa expires. Doing so gives you enough time to gather documents and handle any issues that arise.

1. How to renew:

You can renew digitally through the ICP portal (for Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah, and Umm Al Quwain) or the GDRFA portal (for Dubai). The One Touch Golden Visa Service streamlines the process for eligible applicants through a single digital application.

2. Documents you'll need:

• Valid passport

• Proof you still meet your category's eligibility requirements (property ownership documents, investment proof, professional credentials, business financials, depending on your category)

• Valid health insurance policy

• Fresh nomination letters if you're in a specialized talent category

3. Fees and timeline:

Renewal fees range from AED 5,000 to AED 10,000 depending on your category. Standard processing takes 7-10 business days. Express processing (5-6 days) is available for an additional fee.

You will need to complete a medical examination as part of the renewal. Your Emirates ID is automatically processed when your visa renewal is approved, you do not apply for it separately. 

What happens if you can no longer maintain UAE Golden Visa?

If you can't meet your category's maintenance requirements anymore, your renewal isn't automatically denied. The ICA reviews each case individually.

Common scenarios:

If you qualified as a skilled worker or executive and you lose your job, your Golden Visa typically remains valid until it expires. The visa isn't tied to continuous employment like standard work visas. You just can't renew it under the same category unless you find new employment meeting the salary and experience requirements.

If you're a real estate investor and your property value drops below AED 2 million, or you sell without immediately replacing it, the ICA may cancel your visa. You must maintain the AED 2 million threshold continuously. If you need to sell, arrange the replacement property purchase to complete within about 30 days to avoid gaps.

If your business fails and you qualified as an entrepreneur, you can't renew under that category. Your current visa remains valid until expiry, but you'll need to qualify under a different route for renewal or transition to a standard residence visa if you have a sponsor.

Your options if criteria aren't met:

• Qualify under a different Golden Visa category (for example, switch from employment-based to real estate-based if you've purchased property)

• Downgrade to a standard residence visa if you have an employer or family sponsor

• Leave the UAE if you can't meet any visa requirements
